The Quiet Advantage: Why Acoustic Performance Is a Multifamily Asset Strategy

Acoustic complaints are the number one post-occupancy issue in multifamily buildings. Not aesthetics. Not layout. Not amenities. Sound.

What Tenants Actually Experience
Footsteps from the unit above. Voices through the party wall. HVAC hum at 2 a.m. These aren't minor inconveniences — they're the details that drive lease non-renewals, generate negative reviews, and quietly erode the value of an asset that was expensive to build.

Post-occupancy evaluations consistently show that poor acoustic performance is one of the most common complaints in multifamily residential buildings — and one of the least anticipated by development teams. By the time the complaints surface, the structure is up and remedial options are expensive.

The Code Floor Is Not the Performance Target
The IBC sets a minimum STC and IIC rating of 50 for assemblies between dwelling units. That number represents the threshold below which complaints become near-certain. It is not a comfort standard. It is not a competitive differentiator. It is the floor.

For market-rate and luxury multifamily — and increasingly for commercial office and hospitality — the performance target needs to be higher. A well-detailed wood floor/ceiling assembly can achieve an STC rating of 62, well above the minimum, without exotic construction methods. That gap between 50 and 62 is where tenant experience lives.

Managing the Variables
Here's what often gets missed: wood-frame and mass timber assemblies, when properly detailed, can perform on par with concrete and steel construction on acoustic metrics. The material isn't the liability. Incomplete detailing is.

The variables that govern performance — span, mass, decoupling, insulation fill, flanking control — are all design decisions made early. Teams that make those decisions intentionally, rather than deferring them to the contractor, are more likely to deliver buildings that perform better and generate fewer complaints.

That translates directly to occupant satisfaction, lease renewal rates, and long-term asset performance.

Acoustic Comfort Is a Retention Strategy
Tenants don't describe their experience in STC ratings. They describe it in whether they can hear their neighbor's television, whether they sleep through the night, whether they feel like they have privacy in their own home.

When a building delivers on those things, tenants stay. When it doesn't, they leave — and they tell people why.
